Demand for logistics and light-industrial space in Dubai has been building steadily. E-commerce growth, a rising population, and stronger need for distribution facilities are pushing the sector forward.
Many companies now want space that can grow alongside their operations, and that shift has drawn more attention to flexible new developments in zones such as DIP 2.
Transport links sit close by, with the site roughly 12 kilometres from both Sheikh Mohammed Bin Zayed Road and Emirates Road, 18 kilometres from Jebel Ali Port, and 30 kilometres from Al Maktoum International Airport.
Two buildings make up the project, holding 14 warehouse units in total, joined by a 9-metre-wide internal road. Each unit measures roughly 320 to 370 square metres, with partition walls that can be removed so tenants can combine neighbouring units as their business expands.
A 10-metre clear internal height leaves space for mezzanine levels in nearly every unit, adding usable floor area without changing the building’s footprint. Tenants receive units in shell condition, free to fit them out for warehousing, e-commerce, light manufacturing, labs, showrooms, or offices.
Insulation built for the local climate features in every building, alongside roof skylights, a private restroom, a 4-metre sectional door, a reinforced concrete floor, and automatic fire sprinklers.
Anna Morgenstern, CEO of The Space 14 Estate, said the project answers a common frustration among businesses struggling to find modern space flexible enough to expand with them. Pre-leasing has opened, ahead of the 2027 handover.
