Background-

Dubai’s real estate sector expanded further in the first half of the year, with 104 projects completed at a total investment value exceeding AED111 billion ($29.3 billion), adding 24,537 new units to the market, according to a report.

The Dubai Land Department recorded a 38.7 percent rise in completed projects compared with the same period a year earlier, while total investment value climbed 52 percent, reflecting sustained development activity and growing residential and investment demand.

Badar Rashid Al Blooshi, chairman of Arabian Gulf Properties, said the rise in completed projects and new units points to a more mature phase for Dubai’s real estate market, giving buyers and investors access to a wider range of options as demand keeps expanding.

Al Blooshi said the market’s strength lies not only in new project volume but in its ability to absorb growth through a broader, more diverse buyer base, noting that international investors keep arriving even as more residents shift from renting toward homeownership, building a more balanced market over time.

He highlighted Dubai’s First-Time Home Buyer Programme as a key driver of transaction activity, helping residents purchase their first homes in the emirate.

Al Blooshi said rising foreign investment alongside expanding project supply is pushing location, quality, developer reputation and property value to the forefront of buyer decisions. He added that greater selectivity among investors raises market competition and encourages developers to deliver projects better aligned with buyer and investor needs.

He added that continued growth in Dubai’s regulatory and digital real estate infrastructure, paired with greater transparency, is strengthening the emirate’s standing among the world’s leading property investment markets.
